Q.How many people can live in one apartment?
A. State law limits a maximum of four people per apartment if unrelated by blood or marriage.

Q. What is a Guarantor, and do I have to have one?
A. All student applicants must have a Guarantor. A Guarantor is someone, usually a parent or guardian, who will guarantee that you will financially fulfill your lease agreement. They are the party who will be responsible for your rent if you cannot fulfill your obligation. Applications will not be processed without a Guarantor.

Q. How long will it take to process my application?
A. Applications are usually processed in two to five days. But, during peak leasing time, our staff can get backed up and processing can take up to two weeks.

Q. Do you allow pets?
A. Our leases do not allow any pets in our units. However, we have been allowing one cat in Egmont Park Condominium and other buildings if not a violation of the condominium rules. Dogs are not permitted.

Q. Is Heat included in the rent?
A. For the most part, heat and hot water are included in the rent. In our four bedroom apartments at Egmont Park Condominium, there is one bedroom, the one with the fireplace, which may not be equipped with a radiator as the other rooms are. An alternative heating device may be placed in this room but runs on electricity paid for by the tenant.

Q. What kind of money do I have to put down to rent an apartment?
A. We require the following in order to rent an apartment: first month’s rent, last month’s rent, a security deposit equal to one month’s rent and a $50.00 key deposit.

Q. Does a parking spot come with my apartment?
A. With the exception of one unit, a parking spot is not included with your apartment. Just about all of our units are located by a lot, and we own spaces in most of these lots but these spaces must be rented separately. Do not attempt to park in any off-street parking places without a permit as you will be towed at your own expense.
